How the purchase process works

  • Orientation and selection: establishing goal, budget and preferred region, followed by a targeted selection of properties.
  • Viewing: on site or remotely by live video, with our assessment of condition, position and surroundings.
  • Offer and preliminary contract: the compromis de vente, usually with a deposit of around 10%.
  • File and due diligence: assessment of the titre foncier, land registry entry and any mortgages or attachments.
  • Notary and transfer: the final deed and registration in your name at the land registry.
The deposit

The deposit at the compromis de vente must be clearly recorded and follow a verifiable route. We advise agreeing payment terms only after the key documents have been reviewed. Set out the amount, the conditions and the payment route clearly.

What we analyse

Our role is to make the process clear and to support decisions with review, market information and local follow-up. For each property we map out:

  • Market value: the asking price alongside reference properties and local price levels.
  • Location and property: district, accessibility, condition of the building and rentability.
