Gross is not net
A rental yield quoted in an advertisement says little on its own. What matters is what remains after taxes, management, maintenance, service charges and vacancy. We calculate that difference explicitly, so a comparison between two properties is actually a comparison.
The Moroccan market varies sharply by city and district. A property that lets well year-round in one neighbourhood may face seasonal vacancy a few kilometres away. That is a matter of local knowledge, not of national averages.
What we assess for an investment
- Rental potential: realistic rent levels for the district, the property type and the intended letting format.
- Net result: the return after taxes, management, maintenance, service charges and expected vacancy.
- Market dynamics: price development, supply, and what is being built in the immediate surroundings.
- Exit potential: how readily the property can be sold on, and to whom.
- Risk profile: the concentration of your investment and its sensitivity to seasonality and local supply.
Where investors focus
City centres
Year-round demand from long-term tenants, generally a more stable occupancy rate and a broader group of potential buyers on exit.
Coastal locations
Higher rates in season, but seasonality and salt-air maintenance need to be priced into the calculation.
New developments
A lower entry price and staged payment, with the developer and the contract determining the outcome.
