The costs of buying
property in Morocco
Alongside the purchase price you will encounter official acquisition costs, and recurring charges afterwards. Here is the structure in outline.
Official costs at purchase
Alongside the purchase price you will encounter official acquisition costs. The exact amounts vary by file, purchase structure and property.
- Registration duties (droits d’enregistrement): the largest item. In principle 4% for a built property, 5% for undeveloped land and 3% for the first sale of certain social housing.
- Notary fees (honoraires): in practice around 0.5–1% of the purchase price, with a practical minimum of about 3,000 MAD, plus stamp and administrative charges.
- Land registry / registration (conservation foncière): indicatively around 1–1.5% plus small fixed charges, for registering the titre foncier in your name.
- Stamp duties (droits de timbre): generally small fixed amounts.
- Bank and currency charges: depending on your bank and the transfer route chosen.
On new-build purchased from a developer, 20% VAT (TVA) is generally already reflected in the price. Since 1 July 2026, transactions above 300,000 MAD attract an additional 2% registration duty where the payment terms are not correctly stated in the deed. Pay through the notary and make sure the payment route is properly documented.
At the preliminary contract you usually pay a deposit, in practice often 5–10% of the purchase price. Set out the amount, the conditions and the payment route clearly, and have the documents reviewed beforehand.
Recurring costs after purchase
Alongside the purchase, budget for the fixed charges that follow. These vary considerably by city, district and property type.
- Local taxes: including the taxe de services communaux, calculated on the rental value of the property.
- Service charges (syndic): for apartments and residences, depending on lift, security, pool and concierge.
- Maintenance: a real cost item, particularly on the coast because of the salt air.
- Insurance: buildings and contents, depending on use and property type.
- Connection charges: water and electricity on first occupation.
